ARA DAMANSARA, 21 July 2016 – Sime Darby Property, the leader in developing sustainable communities, is launching phase three of the much sought after Elmina Valley homes at the City of Elmina this Saturday.
Following the launch of Elmina Valley Phases 1 and 2 early this year, the Elmina Valley Phase 3 comprises 354 units of double storey link homes ranging from 20’ X 60’, 22’ x 75’ and 24’ x 75’ with a built up area from 1,762sq ft and above.
All homes feature an open-plan floor layout, designed to accommodate different lifestyles and built for modern and multigenerational living. Prices start from RM619,888 and completion is slated for 2018.
Sime Darby Property Managing Director, Dato’ Ir. Jauhari Hamidi said, “We are pleased to launch phase three of the Elmina Valley development. We are confident of Elmina Valley Phase 3 repeating the success of Elmina Valley Phase 1 and 2, where both phases recorded over 90% take up within 2 days of their respective official launches.”
“More than 2,000 people have already registered for Elmina Valley phase 3 so far, which indicates great demand for homes within the City of Elmina township. We are proud of what we have set out to achieve with the development, while demonstrating our ability in fulfilling the present and future needs of our valuable customers.”
The gross development value (GDV) of Elmina Valley Phase 3 is RM280 million and is part of Elmina West of the City of Elmina, a 5,000 acre freehold mixed development with a total GDV of RM25.8 billion.
In total, Sime Darby Property has launched 650 residential units within 6 months since Elmina Valley was first launched in February 2016. The success of the earlier two phases—Elmina Valley Phase 1 and 2 are attributed to strong demand for quality residential products at Elmina West of City of Elmina.
Elmina Valley Phase 3 sits at the main gateway to the City of Elmina on the higher grounds of Elmina Valley, adjacent to the Elmina River and is designed with cul-de-sacs for a safe and pedestrian friendly environment.
Homes at Elmina Valley Phase 3 are fitted with sustainability and wellness features, such as the usage of rockwool, an insulation material for thermal comfort and provides pleasant interior temperature. Large windows are fitted to allow ample natural light and better air ventilation indoors.
Low volatile organic compound (VOC) materials are used in building materials and paints, to eradicate the release of toxic materials and other chemicals into the environment. Endangered forest tree species are also planted within the township to encourage biodiversity.
The City of Elmina includes townships of Denai Alam, Bukit Subang, Elmina East and Elmina West. Located along the Guthrie Corridor Expressway, the City of Elmina offers seamless inter-connectivity and accessibility.
Among City of Elmina’s features are the 300-acre Elmina Central Park and a 90- kilometer cycling and jogging track; one of the longest tracks in the country plus a wellness community complex for the community’s social activity needs. Safety and security of residents are also a priority planned from the design stage.
The township is planned and developed in line with international standards, the Mercer’s Quality of Living Survey, which measures “liveability” in terms of safety, education, hygiene, culture and environment, among others.
