Since last August, Bandar Bukit Raja has seen five new residential phases added to its 1638 acreage development, of which 289 acres is now made up of residential properties. Avani, the most recently launched of the phases in January 2011, witnessed good sales when 194 units of the two-storey link homes were snapped up in just three days.
Similar take up was experienced for Delmara – especially since the phase features a treble of firsts - following its launch. Delmara boasts the first two-and-a-half storey link homes of the entire township and offers lakeside views.
There are other introductory highlights that stay showcase Sime Darby Property’s focus in creating sustainable and environmentally conscious communities. The rainwater harvesting system is a prominent feature for Delmara and has been available for watering the garden in existing phases such as Avani. Subsequently, at Delmara, the system is extended to include usage for flushing in the bathrooms, which saves homeowners the usage of water from the main supply.
Delmara offers six unit types with built-up areas ranging from 3,004 square feet to 3,562 square feet. In maintaining the modern contemporary architectural theme of Bandar Bukit Raja, Delmara features passive design aspects such as cool roof that reflects the heat back into the atmosphere; full height windows for the living hall and master bedroom and sleek concrete cantilevered hood and sill, which are all designed to maximise light and ventilation.
The physical features are as attractive and provide flexibility in interior design and the large combined space is ideal for large gatherings. All bedrooms on the first floor come with en suite bathrooms while the car porch accommodates a minimum of two cars.
Supplementary sun-shading elements to reduce glare and temperature have been included in the design of all units facing the lake. These are the physical and design details that make Delmara not only another ideal addition to the Bandar Bukit Raja township but also a shrewd investment in a development that is fast becoming one of the most in demand townships in the greater Klang Valley. In some cases, homeowners have experienced increased capital appreciation of 30% since purchase.
Delmara is the 13th phase to be launched in Bandar Bukit Raja since 2002. Almost all of the phases have been fully taken up, with only a few units remaining from recent launches.
